Why moisture control comes first

Mold growth requires moisture and suitable conditions. Building assemblies can receive moisture from roof and plumbing leaks, rain penetration, ground moisture, wet construction, humid air contacting cold surfaces, poorly controlled HVAC, cleaning, and occupant processes. Intermittent splashing

Washrooms and service areas require durable finishes, sealed penetrations, compatible coatings, and cleaning details. A moisture-resistant core does not protect untreated joints or damaged finishes.

Direct-wet and washdown areas

Specify waterproofing or a hygienic lining system, slopes and drains where applicable, sealed transitions, chemical compatibility, and inspection access. Confirm whether the panel is only a substrate or also part of the water-control layer.

Exterior or semi-exposed service

Do not extend an interior mold-resistance claim to exterior sheathing or cladding. Exterior systems require explicit approvals for weather, drainage, UV exposure before covering, wind, freeze-thaw conditions, and fastener corrosion.

Facings, finishes, and adjacent materials matter

A wall described as inorganic may still include paint, wallpaper, adhesive, sealant, wood blocking, paper-faced insulation, dust, or organic debris. Growth can occur on surface contamination even when the underlying board is not a preferred nutrient.

Review the complete assembly:

  • Panel core, facing, factory coating, primer, paint, tile, or decorative film
  • Joint tape, compound, sealant, adhesive, and perimeter transitions
  • Studs, blocking, insulation, membranes, and cavity conditions

How to read mold-resistance test claims

A test result applies to the named specimen under a defined method and laboratory condition. It does not prove that every thickness, facing, coating, production line, or installed wall will remain free of mold. Check:

  1. Product name, SKU, thickness, facing, coating, and specimen preparation
  2. Test method, edition, laboratory, report number, and test date
  3. Conditioning, duration, organisms, scoring system, and reported result
  4. Whether edges, joints, coatings, and installed accessories were evaluated
  5. Manufacturer limitations, storage, installation, cleaning, and warranty terms

A result such as ASTM D3273 may be useful for comparative material evaluation when applicable, but it should not be converted into a guarantee for a building.

Evaluating MgO or magnesium sulfate wall panels

Magnesium wall boards may be evaluated for humid commercial interiors when the exact product is intended for the exposure and supported by current evidence. Formulation, chloride content, reinforcement, density, surface, thickness, edges, and manufacturing control can differ between products.
