Cement board and drywall are designed for different duties. Drywall is usually the efficient interior finish substrate for dry commercial spaces. Cement board is commonly selected where a tile substrate needs greater tolerance of moisture exposure. Neither product is automatically the right choice for every wall, and neither replaces a complete moisture, fire, acoustic, or finish-system specification.

Architects, contractors, distributors, and procurement teams should compare the exact panel and assembly—not only the material name. Exposure, finish, impact, framing, weight, fastening, joint treatment, tested wall construction, labor, and documentation all affect the decision.

Direct selection guide

  • Dry offices, classrooms, hotel rooms, and similar interiors: standard or project-specified gypsum drywall is often the practical baseline.
  • Tile in intermittently wet locations: evaluate a cementitious or other approved tile backer together with the waterproofing system.
  • High-humidity or service areas: compare moisture-tolerant gypsum, glass-mat products, cement board, fiber cement, and documented MgO/MgSO4 options.
  • Rated walls: follow a tested or listed assembly; do not substitute panels based on a generic fire claim.

What drywall is designed to do

Gypsum wallboard provides a consistent surface for interior walls and ceilings and supports efficient finishing across large areas. Product families include standard panels, fire-code panels, abuse-resistant panels, moisture- and mold-resistant panels, and glass-mat products. These variants are not interchangeable: the manufacturer’s data and the project specification determine permitted locations.

Standard drywall remains appropriate in many dry commercial interiors because installation, joint finishing, repair, trade availability, and cost are familiar. Using a heavier moisture-tolerant board throughout a building can add cost and labor without solving an actual exposure problem.

What cement board is designed to do

Cement board is one type of backer panel. It is commonly used behind tile and other finishes where the substrate must tolerate moisture better than standard paper-faced drywall. Cement board still needs the correct supporting structure, fasteners, joint treatment, finish materials, and—in wet areas—a defined waterproofing system.

“Cement board” is not a single universal specification. Thickness, reinforcement, edges, dimensions, permitted framing, fastener spacing, exterior suitability, and finish compatibility vary. Request the current product data rather than accepting a category-level description.

Commercial application decisions

Offices, corridors, and tenant fit-outs

For ordinary dry areas, drywall is usually the starting point. Upgrade only where impact, acoustics, fire-resistance assemblies, cleaning, humidity, or finish requirements justify a different panel. In corridors and service zones, compare abuse-resistant gypsum with cementitious and other durable panels on installed cost and repairability.

Washrooms, showers, and changing facilities

Separate humid areas from direct-wet areas. A product described as moisture resistant may be suitable for humidity but not for a shower substrate. For wet walls, identify the waterproofing layer, membrane transitions, drains, penetrations, sealants, tile adhesive, and movement joints. A moisture-tolerant board alone does not make the wall waterproof.

Commercial kitchens and service rooms

Consider washdown frequency, grease, chemicals, impact, hygiene, penetrations, and access for maintenance. The visible finish and joints may govern cleanability more than the board core. Obtain compatibility statements for coatings, tile systems, adhesives, and sealants.

Exterior and semi-exposed locations

Do not infer exterior suitability from interior moisture resistance. Wind, drainage, UV exposure before covering, freeze-thaw cycles, fastener corrosion, and cladding attachment require an exterior wall assembly with explicit product approval.

Fire performance must be verified at assembly level

A board may have surface-burning, noncombustibility, or other component test data. An hourly fire-resistance requirement applies to a complete wall assembly. Framing, stud gauge, spacing, board type and thickness, number of layers, fasteners, joints, insulation, penetrations, and permitted substitutions can all matter.

For rated construction, request the exact listing or report and compare the proposed build-up line by line. Do not replace Type X gypsum with cement board, MgO board, or another panel solely because the replacement is described as noncombustible or “fireproof.”

Installation and finish coordination

  • Confirm framing material, spacing, gauge, blocking, deflection, and tolerances.
  • Use approved fasteners at the specified edge distances and spacing.
  • Define joint tape, compound or mortar, sealants, and movement joints.
  • Coordinate board thickness with doors, trims, fixtures, tile, and adjacent finishes.
  • Control cutting dust and follow the manufacturer’s safety instructions.
  • Provide dry storage and inspect panels before enclosure.
  • Mock up critical painted, tiled, or decorative finishes before bulk installation.

Where MgO or magnesium sulfate wall board may fit

Magnesium wall board may be evaluated for selected interior wall, sheathing, modular, or decorative applications when the exact product is supported by relevant documentation. The term “MgO board” covers different formulations, reinforcements, densities, surfaces, and manufacturing controls.

Is cement board better than drywall?

Can moisture-resistant drywall be used in a shower?

Only where the specific product and complete shower system permit it. Do not rely on the phrase “moisture resistant”; follow the board and waterproofing manufacturers’ requirements.

Does cement board make a wall waterproof?

No. Waterproofing normally depends on a membrane and detailed joints, penetrations, transitions, and drains.

Can MgO board replace cement board or drywall?
