The main sheathing material families used in construction are wood structural panels, gypsum sheathing, glass-mat gypsum, cement and fiber-cement panels, magnesium oxide or magnesium sulfate boards, rigid insulation and composite panels. They are not interchangeable. Architects, contractors, modular builders and procurement teams should first define the sheathing layer’s structural, fire, moisture, thermal and finish functions, then evaluate an exact product and assembly.
This guide provides a first-stage material map. For final procurement, use project specifications, code requirements, current manufacturer data and complete test or listing documents.
What does sheathing do?
Sheathing attaches to wall, roof or floor framing and may perform one or several functions:
- Provide structural racking, diaphragm or load-transfer capacity
- Support an air, water or vapor-control layer
- Provide a substrate for cladding, roofing, tile or another finish
- Contribute to a tested fire-resistance assembly
- Improve impact, acoustic, thermal or handling performance
- Protect factory-built modules during transport and site installation
A panel described as “sheathing” does not automatically perform every function. The drawings must identify which layer provides structure, drainage, air control, water control, insulation and fire performance.

Wood structural panels: plywood and OSB
Plywood and OSB are widely used where the sheathing must transfer structural loads. Specify the appropriate structural grade, span rating, thickness, orientation, edge support, fasteners and fastening schedule. Nominal thickness alone is not a structural specification.
Moisture management remains necessary. Define storage, permitted construction exposure, inspection and drying before membranes or finishes are installed. Exterior durability also depends on water-resistive barriers, flashing, drainage and cladding details.
Gypsum and glass-mat gypsum sheathing
Gypsum-based sheathing is commonly used as an exterior substrate and as a component in fire-tested wall systems. Glass-mat products remove paper facing and can provide different exposure characteristics, but the exact manufacturer instructions govern permitted duration, fasteners, joints and weather protection.
Do not assume gypsum sheathing supplies structural racking capacity unless the exact product and design documentation say so. Rated walls must match the applicable listing or report.
Cement and fiber-cement panels
Cementitious panels can provide durable substrates in moisture-exposed or finish-specific applications. The family includes products with different reinforcement, density, edges and intended uses. Some are primarily tile backers; others are sheathing or cladding components.
Confirm structural role, exterior approval, thickness, framing, fasteners, movement joints, coatings and cladding attachment. Material noncombustibility alone does not establish an hourly wall rating.
MgO and magnesium sulfate sheathing

Rigid insulation and composite sheathing

Composite panels can combine several functions, but proprietary joints and details become critical. A change in core, facing, adhesive, fastener or joint may affect structural, thermal, moisture and fire performance.
How to select the material family
- Define structural duty: racking, diaphragm, gravity, wind, impact and attachment loads.
- Map water and air control: identify the drainage plane, flashing, air barrier and drying path.
- Set exposure: interior, exterior, construction weather, humidity, splash, freeze-thaw or other conditions.
- Identify fire requirements: separate material tests from complete assembly ratings.
- Coordinate insulation and vapor: consider climate, condensation and thermal bridges.
- Coordinate cladding and finishes: loads, attachments, adhesives, coatings, joints and tolerances.
- Compare installation: weight, cutting, dust, breakage, fasteners, labor and access.
- Verify evidence: exact product, current reports, listings, instructions and quality controls.
